Are you locally owned?
Yes. REMI operates two offices — Burnaby (206-8678 Greenall Ave) and Langley (8047 199 St #202). Both are staffed with licensed property managers.
Do your managers receive commissions from contractors or insurance companies?
No. REMI prohibits managers from accepting commissions from third-party contractors, kickbacks from vendors, or referral fees from insurance companies.

Financials & Payments
How are strata fees determined?
Fees are based on the annual budget approved at your AGM and each unit's proportionate share (unit entitlement).
When are financial statements available?
By the 25th of every month. Statements include income/expense reports, balance sheets, variance analysis, and supporting invoices.
How can I pay my strata fees?
Through the owner portal (recommended), available 24/7 with one-time or recurring payment options. You can also mail post-dated cheques to the Langley office.

What is the Strata Owner Portal?
A secure online gateway where you can access financial statements, meeting minutes, bylaws, payment history, submit service requests, and book amenities. Available 24/7.
How do I register for the portal?
Complete the Owner Information Sheet on our Resources page and submit it to your property manager. Processing takes 1-2 business days.
Maintenance & Services
How do I report a maintenance issue?
Log into the portal, go to Service Requests, describe the issue with location details and photos if possible, and submit. Urgent issues get same-day response.
How do I reserve an elevator for moving?
Call 604-530-9944 or email for your building's reservation link. Most buildings require 3-7 days advance notice.
How do you handle after-hours emergencies?
Call 604-530-9944 and press 1. A manager responds immediately to critical issues like flooding, fire alarms, or power outages.
Unit & Rental Policies
Can I renovate my unit?
Minor cosmetic changes generally do not need approval. Anything structural requires written approval from strata council before work begins.
Can I rent out my unit?
Yes. BC permits rentals for 30+ days. Complete Form K within 14 days of tenancy start. Tenants must follow building bylaws; owners remain financially responsible.
Who is responsible for repairs?
Owners handle repairs inside their unit. The strata corporation covers structural components, building envelope, and common property.
